Senior Life Foundation, Inc. (“SLF”) is an IRS designated §501(c)(3) non-profit corporation formed in the State of Georgia in 2023.

“To provide housing and assistance for the elderly and families without regard to social or economic status, and also to relieve the burdens of government with respect thereto.”

What we pursue

In furtherance of our mission, SLF has two primary goals: to acquire and/or develop housing for working families — thus lessening the burdens of government — and to provide housing for those age 55+ in communities across the United States, with no particular emphasis on any specific geographic area. Our goal is to implement and execute this mission in any underserved area of the country, including urban, non-urban, and rural.

The “missing middle”

With regard to working-family housing, we may acquire, develop, and otherwise own and operate multi-family and single-family housing occupied by individuals or families of low and moderate income — as well as the “missing middle.” Such housing may be deeply affordable (including projects utilizing low-income housing tax credits, or LIHTC) or may be targeted to those earning from 80% to 120% of an area's AMI: those whose income is too great for deeply affordable housing but too little for market rate housing.

Our approach

We use a team approach, led by an experienced board working in concert with a network of seasoned real estate professionals. We identify and evaluate potential projects that fit our mission, enhance individual and family lifestyles, and promote community strength and growth.

Once a project has been identified and approved, we establish relationships with existing property owners (the seller) and property management firms (for existing projects). Typically on existing acquisitions, SLF will not change the property management firm — unless there are significant management issues, or the current management wishes not to renew their contract.

We seek to establish and promote a comfortable and positive living environment at our properties, where residents and the surrounding community can thrive. This goal is best achieved by integrating change slowly, and only when change is called for.

Long-term vision

SLF's long-term goal is to own, operate, and ultimately create and preserve a significant portfolio of quality age-restricted and working-family housing properties geographically located throughout the United States — utilizing our core strengths to assure extended affordability for worthwhile and needed rental housing.
